NOTICE IS HEREBY GIVEN that the undersigned will on the 24th day of May, 2018, at the hour of 11:00 a.m. at the entrance of the City of Liberty Lake City Hall, located at 22710 E. Country Vista Drive, Liberty Lake, State of Washington, sell at public auction to the highest and best bidder, payable at the time of sale, the following described real property, situated in the County of Spokane, State of Washington, to-wit: LOT 1, BLOCK 1, MISSION VILLA 2ND ADDITIONS, ACCORDING TO PLAT RECORDED IN VOLUME 15 OF PLATS, PAGE 4, SPOKANE COUNTY RECORDS, WASHINGTON. 

The sale will be made without warranty, express or implied, regarding title, possession, or encumbrances. All interested parties in the above described property will be responsible for inspection and any due diligence on said property prior to the sale. he City of Liberty Lake and undersigned make no representations or warranties concerning the above described property's physical condition or whether there are any environmental or hazardous waste liabilities or problems connected with this property. Said property will be sold at auction; as is; without any liability or recourse against the City or undersigned. The sale may be terminated any time by the City of Liberty Lake prior to the date of the sale, or on the date of sale if a minimum bid is not received. 

The undersigned reserves all rights with respect to the sale and bidding until a Quit Claim Deed is issued. Until such time as the undersigned determines that the sale was not appropriate or the undersigned has executed and delivered to the successful bidder a Quit Claim Deed, the bid that is accepted may not be withdrawn. 

The successful bidder will be required to pay any excise tax and recording fees required for recording any Quit Claim Deed that is ultimately delivered to the successful bidder. 

Payment of the successful bid will be accepted only in the form of United States currency, bank cashiers check, certified check, or some combination thereof. It is expected and understood that any person making a bid at this sale represents and warrants that he or she either a) has sufficient funds on his or her person to pay the amount bid, or b) has immediate, ready access to such funds, so that payment in cash or certified funds may be made by 5:00 p.m. on May 24th, 2018. 

The opening minimum bid for this property shall be Twenty-Five Thousand Five Hundred Dollars ($25,500.00).
